Collateral & deal review
We evaluate the asset, confirm value and lien position, and underwrite the exit. The asset and the deal carry the file, not your credit score.
Terms & documents
You receive clear 12-month terms and any rehab or draw structure in writing. We prepare the note and security instruments.
Close & fund
Sign, perfect the lien, and we wire the capital. You execute while slower money is still waiting on approval.
What underwriting looks at

- Loan-to-value. Sized up to 90% on qualifying assets.
- Exit strategy. Sale, refinance, or seasoned cash flow inside 12 months.
